Turn Your First Week of Showings Into Your Next Three Moves

Use after the first week or two of showings, when you have feedback and no accepted offer, and need to know what to do next and what to tell your seller.

The example: Eight days at 52 Larkfield Lane: 14 showings, no offers, one buyer back for a second look, and a seller texting “Should we drop the price?” Three coaches’ playbooks, applied to this listing.

Every name, address, and number in this example is made up.

How to use it, step by step

  1. Click Copy the prompt above.
  2. Open Claude or ChatGPT and start a new chat.
  3. Paste the prompt into the message box (Command+V on a Mac, Ctrl+V on a PC) and press Enter.
  4. It asks you one thing at a time. Answer each one the way you’d tell a colleague.
  5. When it has what it needs, it writes the finished result.

Pro tip: Don’t type your answers. Tap the microphone button and just talk, the way you’d tell a colleague. Or use a dictation app like Whisper. It’s faster, and the AI gets more detail to work with.

Here’s how it went for this example

AIFirst, the listing facts. Please send me: - Address - List price - List date - What is special about the house: the features, upgrades, or details you lead with in your marketing Why I need this: Everything else I read depends on it. The list date tells me how many days on market we are working with, and that sets which moves fit now and which should wait. The price and address anchor the seller note and the price conversation, so I never have to guess or invent anything. The house's special features become the exact words in your call scripts and showing notes, so they sound like *your* listing and not a template.
