MLS description

Designed in 1961 by Halden and Ross, a local firm that did only a handful of houses in Fernhill, this single-level post-and-beam home still has much of what it was built with. Walls of glass along the back open to a center courtyard with a Japanese maple. Original terrazzo floors run through the main rooms, and the den keeps its original walnut paneling. The kitchen was redone in 2023 with quartz counters and walnut cabinets to match the den. Three bedrooms and two baths in about 1,980 square feet on a third of an acre, with a saltwater pool added in 2021. The old carport is now a studio with its own skylight and a mini split. The same owners have had the house for 30 years, and the original 1961 blueprints and the architect's sketch of the courtyard stay with it. The hall bath keeps its original pink tile. Coming soon Thursday, November 5.

The buyer objection

The hall bath still has its original pink tile. It's original, the same as the terrazzo floors and the walnut paneling in the den, and some buyers come to a 1961 house for exactly that. If it isn't for you, it's one hall bath, and the call is yours to make rather than a remodel someone else already chose. The 2023 kitchen shows how new work sits next to the originals here: quartz counters, with walnut cabinets made to match the den.

What to do with what this made, step by step. Each step links to what the top agents and coaches in the CURATED Library say to do.

1
Use coming soon as prep time

Check your MLS rules, then use coming soon to finish photos and build a showing queue before the home opens to every buyer in the MLS.

2
Fill launch day before anyone can get in

Email your list before the ads start, and book every agent who asks to come early for go-live day so the showings land together.

3
Lead with what no other listing has

Put what the seller will miss most in your voice note, and cut any line that could describe another house in the same zip code.

4
Let buyers pick the ad, then reuse it

Test several hooks and photos on a small daily budget with an end date, give it a few days, then reuse the winning line in the reel and email.

5
Answer the objection before the showing does

Put the question buyers will ask anyway into the marketing with the facts attached, and read what AI assistants tell buyers about your listing.

6
Tell the neighbors the day it lists

Mail letters to the closest similar homes, send one to yourself, and start your calls the day after yours arrives.

7
Every week until it sells

Track the homes competing with yours and send your seller the report on the same day each week, even when the numbers are bad.
