What to Say When a Seller Says Another Agent Can Get Them More Money
Defend your number and you lose, this coach says. The reply has the seller work out why someone would quote high, and one early request can head the whole thing off.

Defend your number and you lose, this coach says. The reply has the seller work out why someone would quote high, and one early request can head the whole thing off.
One request to an AI assistant turns a spreadsheet into a Word file that prints right on the envelope. This agent printed 38 in about 20 minutes.
A listing that drew eight groups on its first weekend now draws zero to five, and the seller still wants you there every Sunday. One agent would use that time differently, with a sign that says how to reach you.
A listener wrote in to a weekly show for agents. The listing had been up for a month. The first weekend open house "had eight groups in that day. Now, it's zero to five". The seller wanted the agent there every Sunday.
One agent on the show started with the mood in the room. If you sit there for almost nobody, "you have bad energy when that one person shows up". You are giving up a couple of hours on Sunday anyway, so he says to change what you do with them.
His first option is to go live on Facebook and Instagram and walk viewers through the house. His more old-school option is a sign on the door:
"Hey, I'm out talking to neighbors. If you need to see the house, text me here."
Then the payoff: "Now, you're going to get phone call capture". Anyone who wants in has to reach out to you first. While you wait, you knock on the neighbors' doors. He says to stay close enough to "get back in like 5 minutes or less."
He says he knows people who have done this. He gives no numbers for it.
A slow open house feels like wasted time because you are waiting on the one thing you cannot control. This changes what the two hours are for. The neighbors become the work. A visitor becomes a bonus who has to give you a number to get inside.
It also gives you something to tell the seller who wants you there every Sunday. You were still working the listing, and you can say how many neighbors you talked to. But you are stepping away from the house, with a sign that says so. Lock it first, and make sure your seller and your broker both know before Sunday. A text about the house may not be permission for marketing texts later, so ask your broker what follow-up it allows.
A founder who trains agents once hid on the roof to record. The fix is a drill with a phone, a water glass, and one rule about what you never do afterward.
Zillow's chief economist says renting can be the better deal on a short stay. Here is what to send three renters this week in place of the old line about throwing money away.
One coach says waiting for spring is not really about spring. Two short questions bring out what the seller wants, and one check of your own market shows whether spring delivers it.
A group leader now records every call and hands the transcripts to AI with a short request. The wording ties the ideas to what was really said, and there is one thing to check before you record.
A lead already in your CRM can answer a new ad and set off no follow-up at all. One trainer tells how it happened and names the check that caught it.
Lead with the listing and you sound like a vulture, one brokerage founder says. This opening line starts with the owner's choices, and three questions keep the call going.
On a channel one coach helps run, one posting day got a tenth of the views. The coach says a single swap changed that, and you can run the same test from your own analytics.
One split tells you how often a message should help and how often it can ask. The clip says we tend to run it backward, and it gives a sample text that shows how.
