1st Take
New York’s OneKey MLS Becomes the Third MLS to Publicly Reject Compass’s Listing Demand
The Quick Take
OneKey MLS, which operates across metropolitan New York, has become the third MLS to publicly reject Compass’s demand to change its listing policies, Real Estate News reports. In a press release Tuesday, OneKey said its rules on sharing publicly marketed listings in the MLS will remain in place. OneKey MLS CEO Richard Haggerty said withholding inventory from the open marketplace comes at the direct expense of consumers.  Read more →

Why It’s Heated
OneKey follows CRMLS in California and Unlock MLS in Austin, Texas. It cited studies by Bright MLS and Zillow that found homes on the MLS typically sell for more than off-market listings. Compass says it markets homes in a way that avoids restrictive MLS policies and negative insights, like days on market and price cuts.
📊 The Takes
Keeping public listings in the MLS draws the most agent support, a real group backs sellers who want quiet marketing, and others will wait for the courts.

🤝 Keeps Listings Shared — ‘If a home is marketed to the public, every agent should be able to show it. That is why the MLS exists.’

🏠 Lets Sellers Decide — ‘Some sellers do not want days on market and price cuts on display. I want that option for them.’

⚖ Waits on the Courts — ‘Three MLSs have said no and Compass is already suing one. I will wait for a judge before I change anything.’
2nd Take
NAR’s Pending Home Sales Index Fell 7.3% in September to a Record Low
The Quick Take
Pending home sales fell 7.3 percent from August and 11.3 percent from a year earlier in September, the National Association of Realtors reported Tuesday. Mortgage Professional America reports the Pending Home Sales Index fell to 66.0, its weakest reading since the series launched in 2001. Lawrence Yun, NAR’s chief economist, said market conditions weakened in September due to fast-rising mortgage rates.  Read more →

Why You’ll Feel It
Contract signings fell in every major region, led by a 9.2 percent drop in the West. The 66.0 reading foreshadows further softening in closed sales before year-end. Yun said mortgage rates could be topping out, but rising energy prices and the inflation pressure they bring are highly uncertain.
📊 The Takes
Hesitant buyers dominate the agent talk, with a solid group urging clients to buy before rates fall and a smaller one waiting to see if rates peak.

⏳ Sees Buyers Stalling — ‘My buyers can qualify and still hesitate. Right now the rate is making the decision for them.’

🏃 Buys Before the Rush — ‘If rates drop, competition comes back fast. I tell buyers to get in early and refinance later.’

📉 Watches for a Peak — ‘Yun says rates could be topping out. I want to see that happen before I push anyone to move.’
3rd Take
Zillow Launches a Claude Connector With a Path to Tours, Agents, and Financing
The Quick Take
Zillow has launched a new connector for Claude, the Anthropic chatbot, that lets consumers search for homes, review estimated property values, and explore affordability, Real Estate News reports. Zillow says the connector also supports next steps, including requesting home tours, contacting real estate agents, and exploring financing options. It comes just over a year after Zillow launched an app within OpenAI’s ChatGPT.  Read more →

What This Means
Zillow says its MLS-approved listing displays keep the broker and MLS attribution used on Zillow.com. It says it does not send listing data to Anthropic. Zillow SVP of AI Josh Weisberg said the connector helps users take the next step through Zillow: a tour, an agent, a loan officer.
📊 The Takes
Lead routing is the first concern among agents, though many welcome credited exposure for their listings and a smaller camp says buyers will still want a person.

🚦 Asks Who Gets the Lead — ‘If a chatbot sends a buyer to Zillow, I want to know which agent gets that buyer.’

🏷 Likes the Credit Line — ‘My listing shows with broker and MLS credit inside Claude. That is more exposure, not less.’

🧭 Trusts the Human Touch — ‘A chatbot can find homes. Buyers still need someone to walk them through the deal.’
4th Take
Housing Starts Fell 5.2% in September as Single-Family Permits Dropped 4%
The Quick Take
Housing starts fell to a seasonally adjusted annual rate of 1,221,000 in September, 5.2 percent below the revised August estimate, the Census Bureau reported Tuesday. Single-family starts fell 4.6 percent to an 859,000 pace. Single-family permits fell 4.0 percent to an 845,000 pace.  Read more →

The Bigger Picture
Completions ran 14.0 percent below September 2025. Total permits were at a 1,400,000 pace, 0.2 percent below August. The release puts plus or minus 11.8 percent on the starts drop and plus or minus 10.0 percent on the single-family drop. Both ranges exceed the drops.
📊 The Takes
The biggest share of agent talk points buyers toward finished new homes, many expect tighter supply next year, and a few call one month of data too noisy.

🏗 Shows Finished New Homes — ‘Fewer starts now means fewer new homes later. I tell buyers to look at finished new construction today.’

📦 Expects Tighter Supply — ‘Builders pulled back on single-family permits. That keeps resale inventory in demand next year.’

🔍 Wants More Data — ‘The error range is wider than the drop. I want a few more months before I call a trend.’
👋 Until tomorrow, Agents.

CURATED will be watching whether more MLSs answer Compass the way OneKey did.
